아파트에 이어 전국 오피스텔 매매와 전세 시세도 하락 전환했다. 반면 월세가격은 상승해 엇박자를 보였다.
예정가격은 북항 1단계 재개발사업 준공인을 기준으로 진행할 감정평가 금액이며 내년 초 별도 공고된다.한양이 경기도 과천시 별양동 1-15번지에 오피스텔 ‘과천청사역 한양수자인’을 분양한다.

대법원은 "현재 다른 국가기관 등에서 실거래가 정보를 제공하고 있지만 부동산 매매계약을 체결한 후 계약이 취소, 해제, 변경되는 경우에 이를 반영한 정보는 제공되고 있지 않다"며 "법원이 등기사무 관장기관으로서 소유권이전(매매)등기가 완료된 정보를 기초로 등기기준 실거래가 정보를 제공한다면 국민들은 집합건물 가격 및 거래 동향을 보다 더 정확하게 파악할 수 있게 될 것"이라고 밝혔다.
산영커뮤니케이션 관계자는 “분양의 지존은 업계 16년차 산영커뮤니케이션의 노하우를 집약해 만든 브랜드로, 광고주들이 원하는 분양광고를 합리적 가격의 패키지 구성으로 만나볼 수 있다”고 설명했다.
경부고속도로를 타고 서울에서 부산 방향으로 내려가다가 동탄기흥IC를 지나면 왼쪽으로 쌍안경 모양의 공사 현장이 나타난다. 도로 바로 옆에 경부고속도로 폭보다 넓은 콘크리트 구조물을 놓아가며 매립 방식으로 1.2㎞ 구간을 지하화하는 공사다. 경부고속도로 때문에 동서로 단절된 동탄2신도시를 하나의 생활권으로 통합하기 위한 사업이다.
올해 국세청이 전국 오피스텔 93만 8,204가구에 매긴 기준 시가는 전년 대비 8.05% 올랐다. 이는 지난 2008년(8.3%) 이후 14년 만에 가장 큰 상승 폭이다. 오피모음상업용 건물(93만 3,776가구)의 평균 고시 가격은 전년 대비 5.34% 올랐다. 지역별로 보면 경기도 오피스텔의 기준 시가가 전년 대비 11.91% 올라 가장 큰 상승 폭을 나타냈다. 이어 서울(7.03%)과 대전(6.92%)·인천(5.84%) 순이었다. 울산은 이 기간 고시 가격이 1.27% 내렸다.
삶권분석 리포트 서비스는 현재 데브디가 운영하는 집업(Zipup) 웹사이트에서 신청할 수 있으며, 오픈 베타 기간에는 50% 할인 혜택을 제공하고 있다.
개별 건물별로 보면 서울 롯데월드 ‘시그니엘 레지던스’가 전국에서 가장 비싼 오피스텔로 다시 한번 인정받았고 상업용 건물 중에서는 부산 ‘엘시티랜드마크타워동’의 몸값이 가장 비싼 것으로 나타났다.
올해 오피스텔 기준 시가가 14년 만에 가장 많이 오른 것으로 나타났다. 집값 상승의 파도가 오피스텔 시장까지 밀려들어 시세를 밀어 올린 결과로 풀이된다.
현대건설은 이러한 어려움을 해결하기 위해 자체 개발된 데이터 크롤링(data crawling) 기술을 활용, 자체적으로 공공데이터를 수집하고 분석하는 크롤러(crawler)를 개발했다.
현재 홈페이지를 통해 상품별 구성 및 가격 등 자세한 내용을 확인할 수 있으며 오픈 기념 할인, 디자인 서비스 등의 혜택을 제공 중이다.
라이프스타일 큐레이터 데브디(DEV.D)가 서울시 내 집을 구하는 MZ세대 1인 가구들을 대상으로 본인과 가장 잘 맞는 집을 추천해주는 서비스인 ‘삶권분석’ 베타 서비스를 오픈한다고 1일 밝혔다.
한국부동산원(원장 손태락)은 올해 3분기(10월 1일 기준) 전국 오피스텔 매매가격과 전세가격이 각각 0.24%, 0.09%씩 빠지며 하락전환했다고 밝혔다. 직전 분기에는 각각 0.1%, 0.19%씩 상승한 바 있다.
실거래가 정보는 집합건물 소유권 이전으로 등기된 최근 3년간 등기기록상 거래가액이다. 다만, 소유권 일부 이전, 매매목록을 첨부한 등기사건은 제외하기로 했다.
김기태 데브디 대표는 “고금리 추세가 지속되면서 1인 가구의 과반수인 MZ세대를 중심으로 주거의 개념이 투자 관점에서 삶의 질 관점으로 변화하고 있다”며 “이에 따라 데브디는 실거주 관점에서의 가치에 집중해 1인 가구들이 올바른 의사결정을 도울 수 있는 집 추천 서비스를 만들고, 기존 부동산 탐색 프로세스를 혁신할 것”이라고 말했다.

15일 한국부동산원에 따르면 올 4월 경기 화성 병점동에 선보인 병점역 서해 스카이팰리스 1단지 오피스텔은 90실 모집에 총 1만1195건이 접수돼 평균 124.4 대 1의 경쟁률을 기록했다. 같은 단지 내에서도 가족 단위 실거주가 가능한 오피스텔의 청약 경쟁률은 더 높게 나타나고 있다. 지난해 말 인천 서구에서 분양한 청라국제도시 아이파크 오피스텔만 봐도 전용 면적 43㎡의 평균 경쟁률은 7.6 대 1이었지만 전용 면적 84㎡ 경쟁률은 658.5 대 1에 달했다.
데브디는 자체 개발한 라이프스타일 AI 알고리즘을 기반으로 1:1 맞춤형 콘텐츠 및 추천 서비스를 제공하는 스타트업이다. 현재 부동산 중개 시장에서 주요 소비자로 여겨지는 아파트 매매 고객뿐만 아니라 상대적으로 소외된 청년 1인 가구 전월세 고객들도 데이터에 기반해 합리적인 주거 의사결정을 내릴 수 있도록 지원하는 것을 목표로 삼는다.
건설ㆍ분양 광고 전문 업체 산영커뮤니케이션이 분양 광고 전문 브랜드 ‘분양의 지존’을 새롭게 런칭했다.
현대건설 홍보 담당자는 “이번 부동산 데이터 수집 플랫폼 구축으로 데이터 분석 및 수주 경쟁력을 높일 수 있을 것”이라며 “앞으로도 빅데이터를 활용해 우수한 사업지에 적극적으로 임해 조합원들의 니즈를 만족시키며 도시정비사업 선두주자의 위치를 더욱 공고히 하겠다”고 밝혔다.
또한 이 관계자는 “신문, 방송, 옥외, CG, 인쇄광고 등 분양광고에 필수적인 다양한 매체 광고를 패키지로 이용할 수 있어 저비용, 고효율 광고 효과를 누릴 수 있을 것”이라고 덧붙였다.

대법원은 이용자 의견을 적극 수렴해 등기정보 자료제공 범위를 지속적으로 확대해 나갈 계획이라고 밝혔다.

주거용 오피스텔은 규제가 상대적으로 적어 청약통장 유무나 거주지, 주택소유 여부 등에 관계 없이 만 19세 이상이면 전국에서 청약이 가능하다.오피사이트국토교통부의 공동주택관리시스템 공동주택관리정보시스템에 의하면 현재 전국의 아파트 단지는 약 1만8000개에 약 1083만6000호수다. 급변하고 있는 아파트 시세를 분석하고 파악하기 위해서는 아파트 시세를 수집하고 분석하는 도구가 필요했다.
도심 ‘공급 절벽’을 주거용 오피스텔이 빠르게 채우고 있다. 생활 인프라와 교통망이 잘 갖춰져 있는 도심 지역엔 새로 아파트를 지을 만한 용지가 부족한 데다 재개발·재건축이 진행되더라도 소요 기간이 너무 길어 당장 주거 공간이 시급한 실수요자들을 만족시키기 쉽지 않아서다.

대신 오피스텔은 지상층 연면적의 15%까지 허용하되, 10∼15%에 대해서는 감점을 부과해 공공성과 사업성의 조화를 이루도록 유도한다는 게 부산항만공사의 설명이다.
한편 현대건설은 올해 1월 대구 봉덕1동 우리재개발을 수주를 시작으로 지금까지 14개 현장에서 9조 3395억원의 도시정비사업을 수주, 국내 건설사 최초 9조 클럽 가입이라는 새로운 역사를 달성했다.
동탄역은 이미 운행 중인 SRT(수서고속철도)를 비롯해 수도권광역급행철도(GTX)-A노선, 지하철, 트램, 버스정류장 등이 원스톱으로 연결되는 광역복합환승센터로 개발 중이다. 파주 운정역에서 서울역, 삼성역, 수서역을 거쳐 동탄역을 잇는 GTX-A노선의 동탄~수서 구간은 2023년 하반기 개통 예정이다.
시에 따르면 서울에 등록된 도시민박업체는 지난 6월 기준 1,150곳이다. 하지만 에어비앤비 등에서 확인된 숙박업체는 약 1만 개 이상으로 나타났다. 이중 상당수는 오피스텔이다. 오피스텔은 건축법상 업무시설로, 숙박업을 할 수 없다. 시 관계자는 "오피스텔을 임대한 뒤 공유숙박 플랫폼에 아파트로 등록하는 등 단속을 피해 불법적으로 수익을 올리는 경우가 많다"고 지적했다.
비스포크 냉장고·식기세척기·에어드레서 등 삼성 빌트인 가전기기를 무상으로 제공한다. 커뮤니티시설은 피트니스, GX(단체운동)룸, 실내골프연습장, 스크린골프, 독서실 등으로 꾸며진다.
4호선 정부과천청사역 초역세권에 자리해 서울까지 빠르게 이동이 가능하다. 특히 정부과천청사역에 GTX-C노선(양주~수원)과 과천위례선(정부과천청사~복정) 등 강남 주요 지역을 지나는 노선의 개통이 예정돼 교통 편의성은 더욱 높아질 것으로 전망된다. GTX-C노선이 개통되면 삼성역까지 2개 정거장 거리로, 약 7분대로 이동이 가능해진다.
부산 북항 재개발구역의 핵심인 랜드마크 부지에 오피스텔은 15%까지 허용하되 생활형 숙박시설은 제외된다.
올 들어 전국적으로 아파트값은 하향 조정되는 추세를 띠고 있지만 주거용 오피스텔은 견조한 모습을 보이고 있다. 서울 아파트 가격(한국부동산원 기준)은 이달 둘째 주에 전주 대비 0.08% 떨어졌다. 11주째 내림세다. 낙폭도 전주(-0.07%)보다 0.01%포인트 확대됐다. 2019년 4월 1일(-0.08%) 후 3년4개월 만의 최대 하락 폭이다. 서울 25개 구 가운데 보합인 서초·용산구를 제외한 모든 지역이 약세를 보이고 있다.
부산항만공사는 이런 내용으로 북항재개발 1단계 구역 랜드마크 부지 개발사업자를 공모한다고 25일 밝혔다.
김씨와 안씨는 2020년 9월 고교 동창 박모(사망 당시 21세)씨를 협박해 허위 채무변제 계약서를 작성하게 하고, 청소기 등으로 폭행했다.
서울시 민생사법경찰단이 영업 신고를 하지 않고 주택, 오피스텔에서 불법 숙박시설을 운영하는 업체를 연말까지 집중 단속한다고 2일 밝혔다. 특히 이들은 불법으로 오피스텔을 임대해 공유숙박 플랫폼 '에어비앤비' 등을 통해 손님을 받고 있다.
내년 하반기 경부고속도로 동탄 구간 직선화 공사가 마무리되면 지하화 공사 구간의 지상부에는 공원이 조성된다. 경기 화성시 오산동 동탄역 인근에 분양 중인 현대건설의 주거용 오피스텔 ‘힐스테이트 동탄역 센트릭’(투시도)은 동탄 통합생활권의 대표 수혜지로 꼽힌다.동탄역과 직선거리로 500m 남짓 떨어진 이 단지는 지하 4층~지상 39층, 4개 동, 400실(전용면적 84·107㎡)로 구성된다. 모든 실을 남측향 위주로 배치하고 환기에 유리한 맞통풍 판상형 구조를 적용한다. 모든 실에 테라스가 제공되는 것도 눈길을 끈다.
한편 홈페이지 오픈 기념 카카오톡 채널 친구 추가 이벤트를 진행하며 경품으로 스타벅스 기프티콘을 증정할 예정이다.
국세청이 매년 기준 시가를 발표하는 이유는 양도·상속·증여세 과세에 활용하기 위해서다. 이 세금들은 원칙적으로 실거래가(양도세)와 시가(상속·증여세)를 기준으로 세금을 부과해야 하지만 금액을 확인하기 어려울 경우에 대비해 기준 시가를 매겨두는 것으로 보면 된다. 단 취득세나 재산세 등 지방세는 행정안전부의 ‘시가표준액’이 세금 부과 기준 금액으로 적용된다. 오피가이드종합부동산세와 건강보험료 부과 때도 기준 시가는 적용되지 않는다.
1㎡당 시가 기준으로 보면 서울 청담동 ‘더 리버스 청담’ 오피스텔이 1m당 1,159만 7,000원으로 가장 비쌌지만 이 오피스텔은 공급 면적이 77㎡ 수준으로 작고 전체 호수도 많지 않아 ‘시가총액’에서는 하위권에 위치했다.
힐스테이트 동탄역 센트릭은 동탄역을 둘러싼 광역비즈니스콤플렉스(150만㎡)에 처음으로 공급되는 브랜드 단지다. LH(한국토지주택공사)가 동탄2신도시를 조성하면서 수립한 7개 특별계획구역 중 하나인 광역비즈니스콤플렉스는 동탄역을 중심으로 주거, 업무, 쇼핑, 문화 인프라가 집중된 곳이다. 이미 롯데백화점, 이마트트레이더스, 행정기관 등이 들어서 있다. 단지 서쪽에 다양한 체육시설, 국제작가정원, 음악분수 등으로 조성된 동탄여울공원(약 32만㎡)이 있다.
평면을 아파트와 비슷하게 설계한 게 특징이다. 수요자 생활 패턴에 따라 일반 타입 및 거실 강화 타입 등 총 10개 타입으로 구성된다. 일반 타입은 소비자 선호도가 높은 4베이(방 3칸과 거실 전면향 배치) 맞통풍 구조로 건립된다. 거실 폭을 늘린 거실 강화 타입은 3베이 구조다. 최상층 펜트하우스 타입은 다락을 포함한 복층형 구조로 설계했다.
오피스텔 기준 시가는 국세청이 완공 오피스텔에 대해 감정평가를 거친 뒤 매년 발표하는 일종의 ‘공인 가격’이다. 건물별로 차이는 있지만 대략 시세의 70% 선이다.
인근 공인중개사무소 관계자는 “투 룸 이상의 평면에 수납공간 등이 넉넉해 아파트 못지않은 경쟁력을 갖춘 덕분”이라며 “강화된 아파트 대출 규제 탓에 가족 단위 실거주자들이 주거용 오피스텔을 찾는 경우가 늘고 있다”고 설명했다.
정부도 늘어나는 실수요자를 감안해 공공택지에서도 중대형 주거용 오피스텔을 지을 수 있도록 정책 변화를 검토하고 있다. 그간 정부는 공공택지 내에선 중대형 주거용 오피스텔 공급을 제한해 왔다. 다만 부동산 전문가들은 주거용 오피스텔의 단점도 미리 확인해야 한다고 조언한다. 주거용 오피스텔은 아파트의 대체재이긴 하지만 발코니 등 서비스 면적이 없다. 공고된 전용 면적이 전부라는 의미다. 또 아무리 입지가 좋아도 아파트만큼 지속적이고 장기적인 가치 상승을 기대하긴 어렵다고 입을 모은다. 실거주용이 아닌 투자 목적으로 매입을 결정할 땐 가치 상승 가능성을 미리 따져봐야 한다는 말이다.
금리 인상과 분양가 상승 이슈로 부동산 시장이 움츠러들었지만 인기 지역의 아파트 청약 문턱은 여전히 높은 상황이다. 이 때문에 청약 가점이 높지 않은 실수요자들이 주거용 오피스텔로 눈을 돌리고 있다. 다만 아파트에 비해 상대적으로 소규모 단지가 많고 커뮤니티 시설 등이 부족해 생애 주기를 꼼꼼하게 따져 매입을 결정해야 한다는 게 부동산 전문가들의 조언이다.
또한 데이터 시각화 서비스를 통해 △부동산등기 기록현황 △부동산등기 신청 현황 △소유권이전등기 신청 현황 △매매에 의한 소유권이전등기 신청 현황 △상법법인등기 신청 현황 △민간임대주택 부기등기 신청 및 기록 현황 등을 그래프로 확인할 수 있다.
공모 대상지는 특별계획구역으로 지정돼 있어 민간의 창의적이고 우수한 사업계획이 제안될 것으로 부산항만공사는 기대하고 있다.
국세청은 31일 이 같은 내용의 ‘2022년 오피스텔 및 상업용 건물 기준 시가 및 기준 시가 계산 방법’을 정기 고시했다.
항만공사는 그동안 단절돼 있던 북항을 시민에게 돌려주려는 재개발사업의 취지를 담아 필수 도입시설로 '유무형 콘텐츠를 활용한 복합 용도의 글로벌 명소 및 문화공간' 조성을 공모 지침으로 제시했다.숙박시설 가운데 생활형 숙박시설은 제외하기로 했다.
동탄신도시 인근 지역을 연결하는 교통망도 잇따라 확충된다. 서울지하철 4호선 인덕원역에서 수원월드컵경기장역(신분당선)을 거치는 동탄인덕원선과 기흥~동탄~오산을 잇는 분당선 연장 구간이 검토되고 있다. 또 동탄역에서 안성, 진천을 거쳐 청주국제공항으로 연결되는 수도권내륙철도는 내년 6월까지 사전타당성 조사 용역이 진행된다.
주거용 오피스텔은 아파트와 평면이 비슷하지만 각종 규제에서 벗어나 있다. 청약통장 유무나 거주지, 주택 소유 여부 등에 관계없이 만 19세 이상이면 누구나 청약 신청할 수 있다. 실거주 의무 기간이 없고 100실 미만 단지는 계약 후 전매도 가능하다. 100% 추첨제인 것도 아파트에 비해 실수요자들에게 유리한 점이다. 올 들어선 얼어붙은 부동산 시장 상황을 감안해 각종 혜택도 내걸고 있다. 서울 동대문구 신설동의 신설동역 자이르네는 중도금 60% 이자 후불제와 시스템 에어컨 무상 제공을 내걸었다. 서울 영등포구 여의도 현대마에스트로는 중도금 무이자 조건을 선보였다.
14일 법조계에 따르면, 대법원 2부(주심 조재연 대법관)는 특정범죄가중처벌법상 보복살인과 보복감금 등 혐의로 재판에 넘겨진 김모(22)씨와 안모(22)씨에게 징역 30년을 선고한 원심을 확정했다.
